Located just north of Mérida, this residential development comes from Desur, a long-established real estate and development company that has been working in the peninsula since 2003. That experience shows. Everything about this project feels intentional, measured, and thoughtfully planned—more about longevity than hype.
A Casa Club with History at Its Core
One of the most compelling aspects of Hacienda Kikteil is its newly opened Casa Club, which gives a real sense of what the community is meant to be. Rather than building something from scratch, the Casa Club was created over the remains of a 19th-century henequén hacienda, carefully restoring and renewing its iconic architecture while adapting it for modern life.
The result is a space that balances heritage and comfort beautifully. Today, the Casa Club functions as the heart of the community, with spaces designed for everyday living, gathering, and connection:

- A sports center with paddle, tennis, and soccer courts
- Swimming pools, spa, gym, and adults-only relaxation areas

Award-Winning Design, Recognized Across Latin America
Recently, the Casa Club earned First Place in the Interior Design category for residential projects over 500 m² from the Red de Mexicanos Interioristas (RMI)—a highly respected organization that brings together interior design professionals from across Mexico and Latin America.
The project’s interior design was a collaboration between Boide Interiorismo and MAGV Arquitectos, and the recognition speaks volumes. This award not only highlights the quality of the design itself, but also adds a layer of prestige to the project as a whole—both for Hacienda Kikteil and for the brand behind it.
The Bigger Picture
Beyond the Casa Club, the full development spans 50 hectares and includes 619 residential lots, all organized around shared spaces—parks, sports areas, pools, and community zones meant for daily life, not just weekend escapes.
What stood out to us during our visit is that Hacienda Kikteil feels like a place designed to age well. It’s close enough to Mérida to stay connected, yet spacious enough to breathe. The focus on community, restored heritage, and thoughtful design makes it feel lived-in rather than speculative.
For those interested in investing or building a home on the north end of town, this is definitely a project worth watching. We were genuinely impressed.
